Foul Vent Air Discharge Pipe Query

    Hi folks

    My nextdoor neighbours built a new semi-detached house beside ours..Long and the sort it was finally passed by An Bord Pleanala after much debate but that the plans had to kept to strictly (as usual)

    Me ma had been complaining about the smell of s***e coming from the pipes next door when her wardrobe window was open but I didn't take much notice, I had a look in Part H of the TGD and it says

    "1.2.18 Branch ventilation pipes which run direct to the outside air should finish at least 900mm above any opening into the building nearer than 3m (see diagram 5)"


    A pdf of the elevations to show the closeness (my house to the right hand side when looking at the rear elevation)

    I think if me ma just says it to them it should be ok but they can be a bit awkward so does anyone feel I'v enough to back it up?

    Try knocking on their door and politely mentioning the problem. If you come over all hot and heavy it's most likely to provoke a very defensive (and perhaps equally hot and heavy) response. I wouldnt bother mentioning planning regulations at this point...wait and see what their response is. If they dont do anything, contact the local authority and let them deal with it.

    Too many people overlook the value of a friendly chat while "asking" a neighbour if they can help with a problem. Give your neighbours the chance of putting it right first!

    Ah yeah I know, it's me ma thats going to call into them for a chat...(I'm too short-tempered) I just wanted to see that if they disagreed I had enough to get it sorted.. Thanks for the feedback.:D

    PDF didn't open, and photos are way too dark.

    So can't even tell if anything is wrong, in terms of the TGDs

    From my own experience I have to agree with exaisle, whatever has gone before, you need to start with a friendly chat. Your neighbour has not intentionally put the pipe there to piss you off and maybe completely unaware.

    Regardless, you have to keep things on a friendly level as you have to live with eachother. If you have any concerns that this might have legs then keep a note of what was said/ agreed and add to it as it develops. You will have a stronger case if you can refer to notes if a dispute arises. Make the notes when you get back not in front of them.

    The PDF link doesn't work, could you fix that?

    The second set of photos are better, and clearly,
    the $hit stack pipe is right outside the window,
    to be even at the same level as the window
    it needs to be 40cm higher, so if they add 1.4m
    to the pipe they might be back on the legit side of things.

    This should work now.. when you are looking at the second page of the pdf, my house id to the right..

    I felt that they had to put it up @least a metre..

    Where the elbow is they can extend it to a meter, but depending on which way the wind is blowing on any given day, your mam might still get a smell. Your mam could ask the nieghbour to come into hers and show them the problem, especially when its smells.

    Yeah that sounds like a good idea. The house is for rent at the minute with noone in it (neighbours living in other half) so it'd be a ideal time to get it sorted...
