Legal Fees - New Build

    Folks,

    Any suggestions on a ballpark for legal fees for a new build - i.e. to transfer land, handle any tax implications, work with builder/engineer to agree contract, work with engineer/bank on drawdown payments

    I'm getting quoted 2.5k and wanted to check this was reasonable

    My legal fees were 1,200 all in, inc vat.
    This includes all work with the bank and engineer to draw down martgage, transfer of land from my father's name to mine, ensuring a right of way into the land, and clearing up a little issue on the title.

    This was quite good, as I had seen quotes from 2,000 to 3,000 before I found this solicitor through a work colleague.

    Go to local solicitors rather than big firms, much better chance of not getting ripped off for a bit of paper work.

    I paid around 2.5k, unfortunately I couldn't shop around due to the site being split with another purchaser who was in before us and who had already retained a solicitor. It was a balls as I'd have loved to price around.

    I'd imagine you would be able to get it down under 2k anyway.

    In my experience you can expect to pay anything from 1500e to 2000e for a solicitor to oversee your mortgage.

    We spent €1400 on land title transfer. Most of the costs in relation to that are standard enough fees for searches and land registry documents.

    Not legal but important professional fees nonetheless, you will need to spend approx €1500 to €2000 for the services of an engineer to sign off the stage completion certs of your build.

    I've posted often about the significance of non-construction costs on a self-build budget. We've spent near enough to €25k in total on costs that are not related directly to the building.

    Thanks all - great information. The build is on my wife's family's land, so we are going with the family's solicitors but I wanted to check that the quote was there or there abouts.

    First mistake. You need to go get independent advice. Separate from the wife and definitely separate from the family.

    Any competent engineer should be able to handle the contract and payments, why do you need a second person doing the same work.

    put aside 2K, (could be less maybe 1800ish) but remember theres alot involved and of course VAT :( which adds on few hundred euro here

    We spent 1k transferring the land with my fathers solicitor in Clare after they initially send me a bill for over 1.5k including 300 euro for administration costs (!) - queried it and then they reduced to 1k. Then with our own, it was 700 euro to transfer land in joint names including searches, deal with mortgage and review contract. Even though we are building in Clare, we used our solicitor that we had dealt with before in Lucan, Co. Dublin - way cheaper!!

    Can I ask would the legal fees be greatly reduced if a mortgage wasn't involved - rather the sale of a house to facilate the new build
