HOW MUCH TO PAY FOR HOUSE EXTENSION PLANS?

    Hi, we are thinking about putting a small extension onto house, just wondering whats the going rate or whats too much to pay to get plans drawn up??

    more than likely not. thinking just a single story, kitchen and sitting room. Our kitchen-living area is upstairs at mom and we want to change

    It's fairly black and white. Post up details and if they are anything that requires planning it'll be spotted.
    Floor area, garden area is main factors. The area will give a guide on price also. (note: you may still need it due to something you leave out, always double check)

    I don`t have the foggiest about size or anything. We just want to get somebody in to give us ideas and then draw up plans. just wanted to get an idea on price for that before we get someone.

    how much have you to spend??

    price will be determined by, generally, floor area.

    so you cant get a price without knowing what you want??

    what accommodation do you hope to include in this extension?

    Nobody can really draw it up if you don't give an idea on size, if not in sq.m at least in no. of rooms

    I`m coming across as a complete idiot now. i was just looking to see how much plans cost. Anyhow, on the size- will be looking at 2 rooms, single story. 1 kitchen-1 sitting room.

    i wonder if your just fishing to see what going rates are??? ?humm...???

    that could quite possibly exceed 40 sq m, which is the limit for exempted development.

    two rooms 5m x 4m equals 40 sq m.

    ... and if you need a hall / corridor as well.....

    generally, a planning application preparation could cost anything from €600-1000 (not including expenses or statutory fess) The existing house has to be measured up (possibly requires levels to be taken), and drawn up; extension designed; site layout drawn up; application prepared.

    if no planing application is required then anywhere between €200-300 might cover a very basic design.

    If you want construction information and on site inspections then your back into the €1000's.

    If you built it in accordance with the drawings it may have saved alot of grief.
