Commericial Lease--Need help

    hi all

    i m about Starting up a new furniture business and home acssories, there is a retail units we really wanted to rent ,the units was selling kitchen furniture before, the agency asked bank reference, trade reference, etc, but we only sell something based on website befor , no shops, we provide bank ref with around 50K. supplier ref.even our qualification ref.... no news since then , the rent is 30000€ a year, does anyone know how much would the landload looking at the balance at bank? they ask me how long would i want the lease, I presum they only want to rent to long lease(10 years?)

    it seems like there are someone else there as well, i fell really uncertain and stressed as the agency just ask us to wait ,how does the landload decide who the property is renting to. is there anything in my side that i can do to help, iwe have been looking retails units to rent months and this is the only one we think suit, i just found it is still so hard to find a commercial property in a good location even so mucn shops close down.

    any advice,tips,experiences would be appriciate

    Does it absolutely have to be that premises? If there is any alternative I'd play the agent. I guess that's what they're doing with you. Business premises are ten a penny at the moment. You should be calling the shots not the agent. If someone else is after it the agent is probably going to try and get you to bid against eachother. If you're really sure the business wil work you'd be better taking the long lease IMO and at least you have it as an asset. If your not 100% sure then look around at other premises and haggle the rent down.
