    TBH I seriously doubt that any property is going at asking price at the moment.

    Its not a new trend Dannyboy83, its been happening since '07 at least. Those prices will eventually fall to a point where the buyer will see value. If only sellers copped onto that!

    Will only fall to that value if the seller is willing to take that much of a loss! A growing trend is people putting house on the market, if they dont get the minimum price they have in their head they sit put.

    This will cause prices to stablise and will cause either:

    a) market goes stale and little or no selling

    b) People as buyers or renters will realise they have to get on with their lives and buy at that price. People's life cant stay still forever as eventually they want families and you only have a limited time for that.



    PS I aint a seller or buyer

    Live in them? Hell no. But they're ideal for getting on the property ladder. :)

    for that money one can build and furnish yourself a nice ~200sq meter 4/5 bed detached house

    who ever is selling these is crazy, and whoever buys these for even half that price is even crazier

    The market will right itself, if an owner refuses to sell at market value or a realistic price they should hold on to their property, problem is can they afford that luxury??? Most can't, there's usually a reason to sell and a time constraint that accompanies it.

    Who would seriously be daft enough to pay that kind of money for those properties?

    If you want to sell it, ask a realistic price, not a twice overvalued price by today standards

    The 3rd one is actually quite nice if quaint and very overpriced for the area.
    The one in Gurran is a realistic price - check out rentals for that area and you simply won't get anything to rent in Gurran for the mortgage you'd pay even at that price, never mind something liveable in.

    By the way most of these are luxurious compared to the normal standard of rented accomodation around closeby rental zones - Summerhill, Wellington Rd, Blarney St, Shandon - the very epitomé of substandard property where its still the norm to find 1 bedrooms priced between 600-700 a month.

    To be honest those places are not bad, they are all walking distance from the city centre and in areas where there is plentiful parking. The prices for the Lough and Gurran is way too high but they will eventually get realistic.

    To give you some perspective I recall my ex partner looking at houses on the northside in 06 when looking to buy and a reasonable 3 bed was at cheapest around 240k - thats already a hell of a drop.

    That kind of house can be bought and let to about 7 students (seriously 7 would probably live in it). Dont provide them with anything decent because they'll just trash it anyway.

    Ah the unscrupulous landlord attitude that has had so many students living in filthy deathtraps that years. Thank goodness they brought some decent quality accommodation like the Victoria Cross apartments on stream.
