Where to begin?

    I have a site I can use to build a house.
    It 1.3 acres and it currently has an old house on it. I would like to build on it, but I am in absolutely no rush. I understand the planning stage will be quite long so I might as well make a start towards that.
    I would imagine I will need the land in my name before I can begin this process.
    Currently the site is in my Grand Mothers name, so I need to change that to mine.
    I guess I will need a Solicitor to deal with this?
    What will I be liable for from revenue? Captial Gains, etc?
    Any idea on rough cost?

    1. you do not need it in your name to apply for permission on it. All you need is a letter from the landowner giving you permission to make the application.

    2. not sure about the tax implications. Anybody that posts on this issue please be aware of the forum charter. Do not post in a manner that could be interpreted as trying to "get around" statutory tax requirements. Any such post should simply outline the existing conditions and requirements.

    You can apply for planning without having the site in your name, best to speak to the local planning office to see what their policy is in the area you intend to build.

    As for transfer of land costs etc, can't help you there as discussions on legal issues are prohibited here. There is a "legal issues" forum somewhere on boards.

    This part of your post has been correctly answered above. Just to add that if its 1.3 acres Id be inclined at looking to get 2 houses on that or at least make provision for a second house at a later stage.

    Its all down to the value of the property. Post this query in the Taxation forum where the guys there will be able to provide more detailed replies.
