    hi there,
downstairs heating has been gone for 10 days. problem has been traced back to the motorized valve in the hot press for this heating zone not working. have plumber calling tomorrow....just wanting to know is this a big job to replace? also any ideas on the cost? should have asked the plumber i know....my house is only 3years old and living in it 2years....i thought things like this shouldn't happen so soon...
it's only now we are finding(small) faults in the house....seems to be one thing after another:(

Quite easy to replace if it is a faulty motor. No wet work, just pop of motor box and replace.

Do you know which valve it is,? it can be manully opened by way of a lever on the side.

all i know is its blue in colour...it can be opened manually...but it's not clicking in or out when heating is on. plumber replaced one in 3 houses in the estate in the last month..he reckons there either a bad batch or poor quality.

That sounds like a Hortsmann/Heatmerchants valve to me, The problem is Heatmerchants dont sell the motors separately they come as a package valve and all. There about €30-€45 for the plumber to buy and a straight swap providing the wiring goes back to a wiring centre and not just a ball of cables like mine. So expect the price of the valve, The time taken to fault find and a hour for fitting.

I wouldn't be surprised if motor is working fine, the problem could be a poorly fitted motor, I've lost count on the amount if times I've had to fix motorized valves which failed to operate only to find out the screws for fixing motor to valve were either missing one or none at all leading to poor motor to valve connection. Electricians were busy during the boom, to busy to attach motors properly.

hi again....plumber was a no show today  fairly p***ed off....
is it safe to leave the heating running by manually keeping the motorized valve open?

Hi Folks if its a hortsman valve as suggested the agents for them in ireland is EPH Controls in cork. If you call them they will supply you head only.

Thats great news Joey. It will save me being ripped of by Heatmerchants when I need just the actuators.

Normally if not always the plumber attaches the motor section not the elctrician

I reckon it will be the micro switch which has failed. Cost £1.00. Easy to replace if you can solder 2 wires. It is a scandal that these valves are replaced by plumbers and also a scandal they are sold with such poor quality parts.
    Job time = 30 - 45 minutes
