If a house last year was selling for €240 and is down to €125... Where should i start haggling? Because i think its quite reasonable, Terrace house, 3 spacious rooms, one unsuite, bathroom, toilet, utility, fitted kitchen units, and electric fireplace in sitting room. Spacious back yard. Only 16 houses! 5 left? Should i hold out longer, or wil prices go up?

Prices won't go up - unemployment, banks etc etc. I might be a cynic but I tend not to believe those 5 left, 1 left, 22 sold already signs. Research the house very carefully - check out neighbours, drive by at night etc.
