Am I Unrealistic

I'm looking for advice if possible. I have been reading the posts on here for a while and sort of set myself a goal of doing a duathlon early next year, triathlon (olympic) during the summer and finish it off with the Dublin Marathon. (40th Birthday syndrome).
My problem is I can't really swim or run. Cycling is no problem i've done many a sportif.
I can swim lenghts but get tired quite quickly, if I stop I can go again so hopefully that's stamina and breathing, but the running seems to be a different kettle of fish. Firslty I get tired quickly then if I push myself I get pains in my lower back or ankles (sounds wired I know) but If I walk for a while I can start running again. Is it breathing with running or my style or should I just give up now!! And am I being Unrealistic about my goals?

I know certainly running wise your fine. I would recommend the program people have posted in this site (maybe someone can find a link) couch-to-5k running. Running wise your body needs to get used to it. This time last year I wasn't running at all (but was riding a bike like you) and I only started training for the marathon 4/5 months out. At the start of June 08 I ran a 10k which was at the time the longest run of my life.

You can easily achieve both goals if you just put the time and training in.

I'd say your maybe running too fast slow down and see how you feel, if you have been inactive for years your body will suffer a little to start.
Get some swimming lessons as soon as you can, maybe post on the swimming forum might help. It's possible to do both for sure in the time period but you could just focus on the marathon and have a nice ten month build up with 5k, 10k half marathon races.. just a though.

Been there. Its do-able but requires a decent amount of input over the coming year. Plenty of practice will make it possible.
I'd get swimming lessons first as that's probably the trickier thing to get the hang of especially the breathing. Just start slow with the running and over weeks just increase the distance / speed. There are a few other posts of similar nature here in the last few weeks so check them out. The cycling background is a big advantage for the tri's as it makes up a decent chunk, especially on the longer ones.
