    I welcome this initiative.

    Rented an apartment while in Sydney.

    There system is universally far superior alright. Fare to both sides.

    Deposit is paid to government agency and know as a rental bond. You both fill in a one page A4 form with details of condition of every room, wall, carpet etc. in the place.

    Once both parties sign the form again at the end of the tenancy, then the deposit is returned. Otherwise it has to be appealed through official channels. Landlord never touches it.

    They even have intelligence built in such as if you receive the place with the carpets steam cleaned you must return it with the carpets steam cleaned.

    A long term tenancy there is 6 months rather than the 1 year here. Market is very liquid but demand generally exceeds supply. Good for landlord of course.
