40 acres clearup

    Hi all im new to this.
    I really been given 40 acres of land. Im not going to farm it myself so have been considering selling it but first id have to clean it up. How much would it cost to drain & reseed & just get it into good shape its very ploughed up at d minute. Also when id have it in fair good shape how much could i hope to get for it per acre . Cheers for any help :)

    For good agricultural land you will get 10k per acre roughly.
    It is very hard to put a price on draining and reseeding as I dont know what has to be done and how long it will take. You best get prices off local contractors and work ot if the cost of reclaming surpasses the added value to see if it worth your while.
    I reciently reclamed and opened ditches and drains on 11 acres of our own land with a 6 ton rented digger and that too 3 solid days. The last time I looked to get a 13 ton digger and driver in it was roughly 50e an hour. So it is not cheap. But prices have probably come down since I last looked.

    Thanks for the help :). Im in the south west area so dont think id get 10k an acre land would be good enuff when it would be done up but without major work cant imagine it being real great. I was orginally thinking of forestry but i think my best bet would be to just sell it as im never going to work it myself

    you should give forestry serious thought if you are looking for A) a regular income from the land and B) good long term investment - cash crop when it comes to maturity.


    Do a bit of reserach into it, talk to forestry reps and see what you think of it. failing that, cash it in.

    Talk to some agri consultant. PM me for details if you want. If you have got the land, did you get it on the basis that you are a 'farmer' under revenue rules? if so, you need to be careful that you do not lose that designation. For example, if you let the entire place, you can become a 'landlord' and in that case, you may have to pay extra CAT.

    I would not be happy to forest the place. Once that's done, its done for ever. If the land is reclaimable, then I would suggest you do so. No need to do it all the same year. You can then sell the grass for silage every year. You could get €100 per acre for the grass, with perhaps the purchaser spreading the fertiliser.

    If you have a PAYE job off farm, you may be able to reclaim losses in the first three years against your PAYE taxes. You will also get back the VAT on the fencing and reclaiming if you use a VAT registered contractor.
