As a general rule, from trying to sell property over the past 6 months in Tipp, be realistic. If you want to sell you house(is it commercial?) price it at market value.

    This is not:
    1. What you think its worth
2.What the estate agent thinks its worth
3.15-20% less then you paid for it

It is worth what the amount the bank will give a buyer a mortgage for to buy it. Which on average has been about 37% less then 2007 prices. More for a commercial property.
