Commercial Lease Info / Lanlord Respnsibilites

    Hi Guys/Galz,

    I'm looking for some info on commercial leases for a retail unit. I am moving into a unit and I want to know what are the legal responsibility's of the landlord.

    Is it his responsibility to ensure there is running water (drinking / mains water), as well as toilet facilities and electricity in this unit?

    Is it his responsibility to ensure security of the unit i.e. alarm / shutter?

    If I get a shutter on the front of this premises, is it mine to take if I ever leave?

    Any info / links / help greatly appreciated.

    With commercial leases all of responsibilities tend to lie with the tenant. You basically lease the shell from the owner and you treat it as if it were your own property. Something breaks down - You fix it. A landlord will normally take out their own building insurance against fire etc, but the rest is up to the tennant

    If its a FRI lease the tenant is responsible for all repairs and insurance even if the repairs were due before he moved into the premises. Has happened that a tenant moved into a premises that had a leaky roof and by the terms of the lease they had to repair the property.
