new build or rennovate

    Hello all

    we have been refused planning in meath to demolish a cottage (800 sq ft)and build a 2000 Sq ft new build. Reason- site lines and percolation test. Our percolation tester has been in contact with the council and they say to address the other issue and resubmit. Just wondering if the CoCo would view the results of the percolation test differently if you're doing an extension or a new build.

    Presuming the Percolation tests were carried out for septic tank/treatment system purposes and not to determine soakaway for site and roof waters.

    The test results will not be viewed differently whether you are doing a new build or a renovation. However, there may be a bit more leniency to leave a current system in place where a renovation is happening whereas a new build will require a new system.

    For the price of it, a new build would be cheaper, but, as you've been refused permission, then I think an extension would be better option. What type of system did you apply to put in? there are systems specifically designed for poor percolation areas, but as the test has failed, then TBH, I think you'll have to renovate and extend. HTH
