Costs for renovation - contractor or individual tradesmen?

    Hello,

    We would be very grateful if anyone could give us estimates on this work which needs to be carried out on a recently purchased 140 m2 1950s cottage. Even if you can only give partial advice, anything is welcome :)

    From peoples experience, would we be better off getting separate quotes from plumber, roofer, drylining company or should we get a building contactor to look after the whole project?

    1.Heating System:

    • Install a new External Condensing Boiler Seasonal efficiency: 90 - 95%
    • Install new Control Category 1 Radiators with Thermostatic Valves
    • Upgrade the current heating controls to allow for 3 Zones with 7 day programmer
    • Replace existing Hot water cylinder with twin coil pre insulated 36x18 rapid
    recovery cylinder with shower taping and emersion.

    2. Roof / Ceiling Joists:

    We would recommend that the ceiling joist members are replaced with structurally
    graded timbers. All ceiling plasterboard to be replaced with
    a foil backed plasterboard slab, skimcoat plaster and decorated.

    3. Dry-lining 6 interal walls

    Dry-lining to the internal envelope of the existing dwelling. The internal surface of
    the original wall should be adequately treated and completed with internal insulation
    to achieve a U-value of 0.27 W/mK or better.

    4. Upgrade insulation to 100m2 Ground floor slab

    Existing ground floor coverings to be removed and the
    slab excavated to allow for new DPM, insulation and concrete floor screed to an
    appropriate level to prevent the ingress of any dampness.

    from past projects, i have found that there can be a case of individual trades men blaming eachother when delays occur. When you deal with a contractor and their chosen subbies, there should be no excuse for delays (however, they will find one, they always do :rolleyes:)

    It depends on a few things, - cost, -time you have to complete and - how involved you want to be in the project.

    Individuals will probably cost less...... but it COULD take longer to build and you would be responsible for a lot of the co-ordination of the tradesmen to get them in and out.

    A contractor will most likely cost more, there's no guarantee they'll be finished quicker, or with a better finish, but you will only have one point of contact.....

    So, it really does depend on what answers you have to those questions, only you can decide.

    if u doing that put underfloor heating in it
    have done the same in my cottage of 65m2
    totall costs were 500 euro all in ex boiler of course
