Rural housing control zone

    Anyone got experience with the Cork rural housing control zone. I'm basically looking at sites surrounding a small town(within a mile or 2), but anything outside the town is in this zone. My wife is originally from the town and I am told from auctioneers that she would not be eligible to build there as she is basically a "towny". Anyone come across this before?:(

    Yes it is written into all county development plans, in one form or another. You should get your hands on a copy of the Cork County Development Plan and read up on rural housing qualifications, etc., since this is what your housing need demonstration will hinge on.

    You should see a copy at the planning office desk.

    Currently building in a rural zone in Cork, PUT has it spot on in previous post.

    There is a recent issue in my area as a developer has built 150+ houses and over half are still to sell. A family memebr has had planning turned down for a small plot on family land (next to ours) due to the ammount of homes available in the area.

    Yeah I heard about people being turned down in these areas where there are housing estates unsold nearby. I can see where they are going with it but it seems to be that indivdulals are now being forced to buy from developers(NAMA?) who probably should't have built there in the first place. Seems harsh.

    When was it ever anything but harsh for the ordinary individual who is not a developer?

    Built a house back in 2009 on land gifted to me from my mother. Due to financial curcumstances am thinking of having to sell it. In a site valuation done by a local auctioneer before we built he wrote that there is basically a restriction which means we would be unable to sell the house for teh first five years of occupancy. However nowhere in the planning permission does it say this. Do people think it would be ok to sell it. Have contact council who say because its not on the planning they can't see a problem but check with auctioneer. Solicitor said to check with council. Can't contact auctioneer at the moment but just wondering hwat people think.

    I'd get this in writing from the planners

    or get a letter done up by a consultant chartered town planner
