Rent Deposit

    Hi All,

    We've been living in our house for a number of years, and are wondering whether we'll get the whole of our deposit back.

    The only thing thats different to when we moved in is 4 years wear and tear. We haven't broken anything or the like, but bright carpets are a bit darker than they once were and the place could do with painting.

    I feel that this is to be expected after a 4 year tenancy and cannot be considered excessive wear and tear.

    Does anyone feel we won't get our full deposit back?

    It entirely depends on the landlord TBH - some are very fair, others will try to screw you over for the smallest thing. Normal wear and tear should not result in you taking a hit on the deposit and if the landlord was essentially trying to get you to pay for essential maintenance before he rents it out again, I'd fight him/her on it.

    Did you take any photos from when you originally moved in? You could take photos of the current state of the place and this could be used to back up any claims you make, regarding wear and tear.
