Premises that are left long term vacant due to greedy landlords

    There must be heaps of vacant retail and industrial units left around the country because of greedy landlords increasing rents instead of lowering them and pushing out tennants. I believe you trip over long term vacant units at the top floor of Dunlaoghaire Shopping center.

    I know one PC shop in Bachelors walk that pulled out last year because of a renewed lease increase. The place is still empty. Also a bike shop that pulled out of a place in Ennis over two and a half years ago, the TO LET sign is still up.

    the landlords might be quite happy to leave the place idle for a year or two instead of getting into a long lease at low rents.

    I don't see them as being greedy, its their business, there is a point where they have to draw the line.

    I believe you trip over long term vacant units at the top floor of Dunlaoghaire Shopping center.

    As a retailer, I would not locate in top floor of Dunlaoghaire SC even if rent was €50 a week. Stock simply would not turn and you'd be left with old unwanted stock very quickly. Add in staff costs, rates & utilities and you'd find very quickly that even at zero rent, you probably would not make a profit in that location.

    Been a problem for many many years in Dun Laoghaire.

    As for general trend, rents are falling back to reasonable levels, but most retailers will only commence shopfitting / letting agreements during September / October in order to have a good first quarter sales (Christmas).

    Ha Dun Laoghaire shopping centre is a disgrace. It should be demolished ! The footfall on that top level you are talking about, you'd be lucky to get over 100 people walking by it in a day.

    But empty Town Centres are not appealing for new retailers or an attraction to bring customers into Towns

    If the Landlords want, Leases can be structured so that they get a Tenant and the Tenant has a viable business. eg Turnover based rents

    Auto stop (Formally Autocare) must be out of there about 8 years now and nothing has replaced it, Computer shop is also vacant about two years. They tend to "dress" the windows of these vacant premises with stock from surrounding businesses to make them "look" occupied. The only time I see a crowd there is when Santa Claus arrives after November. :D
