    Hello
I've been reading the various quotes and price reductions people have got from building trades for their new builds, generally they're for self build or main contractor managed concrete built homes.

I'd like to know if anyone has any evidence of the costs for timber frame construction falling.

The option we're considering will be supplied with internal walls plastered and erected, windows and external walls plasterred. So will I only notice a reduction in the roofing, plumbing and wiring.

    any information is much appreciated

We are just about to start our own timber frame construction.

We had quotes ranging from 40K to 80K. It depends on the spec you are looking for and which company you use.

We are getting a fairly high spec pre-insulated timber frame (circa 2700 ft) for around 49K. We are very happy with this price. We did get get a slight discount.

I have heard of someone recently getting a timber frame supplied and erected for 46 K after receiving the initial quote of 64K!!

So yeah like most areas I'm sure there are discounts to be got. How much I guess depends on who you go with.

As for the question is there 'any evidence of the costs for timber frame construction falling?' - I'm afriad I can;t answer that as its the first house I've ever built, so I would have nothing to compare it to.

I'm sure there are some other guys on here who have been in the industry for years and would the answer to this.

But all in all, we are very happy with the type of structure we are getting for this price.

    Hope that helps!
