Renovation costs

    Is there anyway to find out the ball park cost of converting a garage into a two story extension? I am looking at houses at the moment and taking into account their potential. The only issue is I don’t have a clue what building cost are. I really don’t want to buy a 3 bed thinking that I can extend it only to find out that I cannot afford any work due to the price I paid for the house itself. I know there are consideration like foundations and how much to spend on windows etc but I am really just looking for a guide price.

    Also, is there any general guide price for renovating kitchens and bathrooms? I am not looking at granite worktops and top of the range fittings, just a regular modern kitchen and bathroom?

    anyone?? I really need help wih this or an idea of where to find the info I need. I am on a budget and don't want to end up buying somewhere I cannot afford to renovate

    There are lots of factors involved and its really not possible to give any sort of idea unless someone who has done this themselves can post up their final bill.

    Things like size, location, full contract/direct labour, design/layout, spec, compliance with statutory regs etc etc all play a big part.

    Talk to a local builder maybe.

    I have a modern, built in the last ten years, four bed semi in Cork with atached garage at the side and the utility out the back of it. I have planning to remove the roof and extend upwards to two stories and link with the existing roofline of the main house.

    The total additional floor are would be 30ftx9 x2=540 sq ft over the two floors give or take. The cost of the garage conversion with 100mm kingspan window poured floor and generous spec on sockets and rad is €7k, the main building work is approx €40k. got the quotes two years afo so I would expect to get all of the work done for under 40k now. A word of caution, my foundations on the garage are the exact same as the rest of the house so I don't need underpinning or the expense of an engineers report on them.
