leasing a premises

    Hi
    Where i live there is a garage that is empty as the people in it pulled the business, its open to let as of wednesday.

    i want it for a martial arts studio, i've been told that i'd need to get planning permission to change the use to martial arts instead of a garage!

    most clubs i know never done this so where do i stand from a legal point of view if i move in? its a non profit club.

    or could i move in and then apply for the planning?

    is there any way it would get the knock back, sorry for so many questions..

    I imagine most clubs have never done this because wherever they were training was already designated as a business premises or more likely, as a sports club.

    Your first port of call would be your local planning office. They will be able to tell you if you need to apply for anything, what you need to apply for and how to go about applying for it.

    I would not recommend going ahead and moving in before applying for two main reasons:

    1. You may prejudice your application
    2. Any insurer may refuse to cover you if the building proves to be unsuitable for the activities being carried out (e.g. someone stands on a stray nail :))

    You may be safe enough to begin converting it and putting in whatever facilities you need, but I wouldn't start classes or training or whatever until the i's are dotted and the signatures are down.

    I wouldn't do anything until you've spoken to the planning office.
