    The planning permission is cheap - €65.

    An architect should cost a few thousand, depending on what service you want, although it doesn't have to be an architect.

    However, there are substantial development levies that you will have to pay - about €14,000 (€12,894 per residential unit in 2006 prices), but this only needs to be paid when you are proceeding to build.

    Typically- size of extension in m2 X €2k = approx build cost

    10% fee for
    1 . planning permision then
    2 . seek and find builder then
    3 . inspection valuations and certs at completion of build

    with 1/3rd of the 10% due at each stage

    the local authority contributions Victor posted apply to new buildings - and extensions over 40m2 i.e. the part that exceeds 40m2
    Eg - you build 60m2 - you pay a m2 rate ( don't have to hand sorry ) for 20m2

    generally before submission.... perhaps with a small retention to focus him/her if there is further information required...

    Hi. Sorry, I forgot about this thread.

    Its not the house on the green if thats what youre thinking :) Thats flown up over the last few weeks. Looks very blended in already. Im on the Kittys side.

    It will be on Holly Road. Im end of terrace atm. I valued it there recently and Im very wary of the value that will be knocked off my house by building on to it. Im still undecided but tentatively steping in.

    Planning will be 65 for the house.
    If you need to move your existing driveway to fit in the in-fill house, then they may insist on an extra (28 I think) for each vehicle access included.
    Advertising in the paper - 211 is the cheapest quote I got recently. About 350 a year ago.
    Architect/technician hack - roughly 800 for prelim, 1200 for details, another 1200-1500 for taking you through the planning process. You may get deals for about 2,500.
    Things to watch out for that may get your application rejected:
    1. Fitting in with the existing street (front building lines, size and shape, height)
    2. Private open space (i.e. back garden) - 48 sq.m min, 15 sq.m per bedroom. This applies to your existing house and whatever back garden you will have left after building the new one. the city council development plan states that this may be relaxed in the case of an in-fill house as this will improve residential density in the suburbs, but find a planning officer who is willing to put his neck out!
    3. Planning officer - you may get one who doesn't care, in which case you're in luck. You may get one with no back-bone in which case you may need to appeal to Bord Pleanala when he rejects you (as in one of those with a semi-state mentality who has gone through life taking no responsibility by not approving anything other than house extensions)
