Where to rent 1-bed apartment in D4/6/14/18

My g/f and I are planning to move in together in the summer, and rent a 1-bedroom apartment (or a cheap 2-bed, or a 1-bed house though there aren't many of them) for roughly 1000-1300pm.

We don't have a car or plan to get one for now, so good shops/supermarkets within walking distance is important. And access to Luas or DART would be nice too, rather than relying on buses.

We both work in D2, but she doesn't want to live there as well, so that leaves us with some other southside options:

D6/Rathmines/Ranelagh - walking distance to town/work, Luas too, good access to pubs & shops & supermarkets (Tesco/Dunnes/Aldi in Rathmines) but selection of apartments is of "mixed" standard - older ones that don't look so good, plus new ones that are very small or may well have paper thin walls?

D4/Ballsbridge/Sandymount - given it's a "posher" location than Rathmines, rents seem similar or even better to Rathmines, but there is a poor selection of supermarkets within short walking distance. There's the DART to town though.

Sandyford - seems to be a large selection of apartments coming on stream, so opportunity to bargain hard on rent. And there is a Dunnes Stores for the weekly shopping. Have to factor in say 100 a month for Luas tickets for us both, plus the added hassle/time of commuting. But rents should be lower than city centre, and some quite snazzy apartments available which the g/f likes the look of. What's it like living there? Is it a bit dead, e.g. at weekends?

Dundrum - seem to be a fair few new apartments available, Dundrum shopping centre nearby of course, as with Sandyford we'll have to spend roughly 100pm on Luas fares. Is the Luas full by the time it gets to Dundrum? Is it a tight squeeze getting on?

    Any comments/suggestions?

Just remember that around Ranelagh/Rathmines you'll have a shed load of students going home for the Summer so there might be quite a few places coming on stream as a result.

If you choose D4, you can walk to work in D2. And yeh, it has the dart :)

There are Tesco's in Sandymount and Ballsbridge though they are small ones but lots of pubs/rn'ts make a plus for the nightlife ;)
