Cost per Sq Ft

    Hi,
    Got my planning back during the week. Just wondering is there a set rate for building per sq ft. I've heard figures of €60 - €80 per sq ft for a finished house.
    House is approx 3200sq ft. Any info or advise appreciated.

    That may be near enough providing you are going down the direct labour route and depending on your location. It would however represent a builders finish and certainly not the complete item.

    how long is a piece of string??

    that figure MAY finish out a house if you are using the most basic fittigs and finishings possible... and doing a lot of work yourself or FOC....

    but a building contractor wouldnt finish a house for those figures.

    €55.00 exc VAT per ft2 should see you right - builder down South. East - I would expect to be the same. Basic Builders finish though and working to standard regs etc..
    The market is full of bargains at present!! being a QS, i should know!!!!!

    Cheers, is that vat at 13.5% or 21%??

    21.5% at the moment if you were supplying materials too direct labour etc...

    Lots of subbies out there at the moment screaming out for work! Get the yellow pages out and ring around and send out to as many as possible - that will show you the market that is out there.

    hire a good QS/PM etc to assist you and ensure your works are monitored as much as possible etc..

    Hey

    just after receiving a load of quotes in for a 2100sq ft (1 and Half Storey) house. We have been told we are going for a fairly high spec house which we didn't think we were when putting our spec together. Anyhow, got a basic builders finish quoted at €80/sq ft. However when we add on our specifics we are receiving quotes of approx €110/sq ft vat inclusive.

    Based on:
    Concrete floors upstairs
    Geo thermal heat pump with 300l seperate hot water cylinder with UFH throughout.
    Rendered plaster finish on exterior.
    Thrutone slates.
    Waste treatment system.
    White oak throughout (skirting,doors, stair etc.)
    Timber framed double glazed windows.
    Decent sized garaged - exterior finished to match the house.
    80mm cavity insulation and 37mm insulated plasterboard on inside of exterior walls.
    Includes allowances for sanitary ware. Includes plumbing and electrical.

    Remember, you can only squeeze a certain amount of blood out of a stone. I appreciate that prices were unsustainibly high for the last ten years but we need a sense of realism. If you reduce the figures too low, expect the quality to reduce also and/or risking a builder going bust on your project. Simply, don't always chase the lowest price.

    Hey Pip,

    congrats on the planning. My (now) fianceé had already commenced the process when we first met. I do recall her getting quotes from everyone for everything. She wasn't interested in building at the time and dumped them all.

    However, we contacted local builders ourselves. Got 5 guys who are building sites near our own site and in the process of finalising our choice at the moment. My advice would be to take a drive around where your site is and there will probably be a few houses being built and they normally have a sign on the fence saying who the contractor is. That is what we did.

    Ye I agree pseudo.

    We got one particular quote for 80euro per sq ft for a very very basic finish. We hope to be in this house for 60 years, no point cutting corners. In fairness ,the celtic tiger/property boom was soley based on the value of land, not the actual cost of the house. I previously joint owned a house which i bought, but the building insurance was only 50% of the total cost which backs up my point. If you want the best finish with the best materials you still have to pay for them.

    In relation to the lowest price the quotes are fairly similiar. Decision will be made based on how we feel the contractor will work with us and his general attitude.

    OK, I know this is a very general question and depends on a lot of variables, but just wondering if anyone has any up to date figures on building costs per sq ft in Dublin. Looking for a ball park range as we're comparing the costs of buying V building at the moment and trying figure out approximate costs.
