Ants in rented accommodation

2 of my friends want to leave their house. Its a small old 2 bedroom flat. One of the 2 rooms has suddenly been infestested (she can count them walking around on the ground) with ants. They want to leave because of it and the fact that it's very damp, but don't want to lose their deposit.
They have been there for 6 months out of a 9 month lease and have an agreement to give 4 weeks notice before they leave. Do you think that this counts as grounds for terminating the lease and getting their deposit?
Do you know of any website, helpline that could give more information on this?
