Archaeologist Report ???

    Further Information, and i was told that I need an archaeologists report on the site, just to say yeh or neh to build. . . .

    I was told no need for trenches or anything just, just a report. . .

    whats involved folks and more importantly, how much will it cost:confused:??

    Best talk to the professional involved but I got a recent desk study done on a site for €700.

    As always advised here, its not harm to get 3 quotes. Archaeologists aren't the busiest (like many of us) at the moment so they should be quiet competitive

    I had to get a report done less than a year ago. Archeologist charged me €1600. No trenches etc had to be dug

    I had a similar FI recently from the Local Authority. I rang the chief Planner and requested that he condition it that the works could not proceed without the prior submission of such a report. He agreed to do so and granted planning permission. This way my client did not need to pay out for a report and still have the chance of a refusal!!

    I got one done recently and if my memory serves me right, it cost €800 + VAT.

    psuedo-tech's advice is good there. Ask them to make it a conditon of planning although I did and they wouldn't budge. :mad:

    This is my problem. I have no problem paying for a report. But since Archaeologists are quite at the moment, what archaelolgist will not suggest a dig to get more money in. Don't give me ethics on this one. It's all about the money at the moment.
    From what I have heard the initial report costs €700 with another €1k for a dig.

    I want my house built so I can put a permanent roof over my head.

    This is a catch 22. I am at the mersey of an Archaeologist on whether I get planning or not.

    Im sure its not unheard of to ask an Arch how much will it cost to get a favourable report.

    got one quote. €1,200. . . I said why so dear? busy lol

    And no way will the council give us a guarantee that this is the only outstanding issue.

    I was told that they could come back again on this OR may even come back on something completely different.

    so €1,200 might be thrown in a hole. . . . . .lol . . . . shocking to beleive this.. .
    id rather argue over window sizes or roofs.. . . something else but this. . . .
    local councilor will be getting a buzz if i dont get a cheaper quote. . . I mean way cheaper.

    I am also going to tell who ever i appt. . if its unfavourable it wont be to their gain, as a second archaeologist will be appointed for a dig. . .

    Watching your back in this game. .. . imagine. . .

    The Local Authority can only look for clarification on the additional information. They cannot introduce a completely different question. However, they can refuse you even if you address the additional information.

    Talk to your local planner and ask will they condition it. Explain the costs involved and your concerns. Most planners are approachable.

    Most archaeologists that i know of are fair and definitely don't do a dig for the fun of it or just to generate money. If it looks like that there may be a dig required, there obviously is something significant in the area in terms of archaeology, which most likely appears in the County Development Plan as a zone of archaeological significance.

    Normally if you are not disturbing the ground within 20 metres of an archaeology feature, there is no requirement for a dig, although monitoring of site stripping may be required by planning condition with a typical cost of €300 for the archaeologist's services, if you are well organised.

    If it gets you planning its a small price in the greater scheme of things.

    As I always say to clients, it pays to do the background research to unearth as many hidden costs before committing to a site.
