    Hi All,
    I am looking for help with regard to getting an experienced Engineer or Architect to PM a the build of a 3 bed end terrace house in Dublin north

    I currently have FPP and am ready to start, but am very keen to use direct labour/ sub contractors versus a single building contractor, however due to work pressure I will have very limited time to personally spend on the project

    As such I need a professional who can contract in a cost focused manner, monitor all steps through to issuing a certificate of compliance, while satisfying the banks requirements for signing off stage payments.

    The house is a 3 bed end of terrace, located in north Dublin, size approx 1100 sq ft. To date I have engaged the services of an architect to who has provided planning drawings only, and who is not available to do any additional work.
    Any idea of the current cost of such a service, and where I should be looking for such a person?

    as your architect, s/he might know/recommend someone.

    It may be not harm looking at the building contractor option, there is value to be had and from what I hear there is little or no difference in cost in going the contractor route/direct labour at the moment, particularly when you put a price on your own time in the direct labour route.

    What's putting me off using a single contractor, apart from not having as much control over the build, is that builders I have spoken to are still looking for what I would see as being an unrealistic rate- min €150/ €170 per sq ft for builder finish


    Also from reading other posts, its appears that there is significant money to be saved at the moment with the cost of trades reducing, and significant opportunity to save money on materials, either importing them or else negotiating harder with local suppliers, so I imagine that the best way to get the best deals is to negotiate directly- but due to work commits I will need to do this via a PM, is this realistic??
