planning v building regs.

    hello,
    To build an extension of 10sq/M or less I don't need planning permission and for something that small I could manage without an architect. On the other hand, with no architect to certify the work is carried out to building regs.
    would that present a problem in the future selling the house?

    the two are not mutually inclusive...

    you may need to engage an architect to certify that the work are
    (a) exempt from planning and
    (b) complies to building regs...


    youre then covered in any future sale...
