Builders Finish - whats included?

    Hi guys,

    I imagine this has been covered at somestage before here but can't seem the find anything on it - certainly not on its own thread anyway.

    The term builders finish:
    would this includes windows, plumbing, wiring, plastering, all carpentry work, fire place etc?

    I am aware things such as kitchens, tiling, wardrobes wouldn.t be included in this.

    Any advice would be very much appreciated.

    all except decoration , floor finishes , tiling , fitted units , fireplace , kitchen units . externally - no gates but perhaps fencing . conc footpaths / driveway - except in rural areas crushed rock only

    This area is extremely subjective. It would depend on whether you contracted the contractor to build the house in which they would be subject to what was specified on the drawings. However, if the house is on an estate, you should read the fine print on your contract. At a minimum the house should be completed except for finishes.

    I'm just wrapping up my build and I was getting the standard country builders finish. Most of whats been said above is very true.

    Here is whats not inc in my finish,

    Peirs, Fencing, Fireplaces, Painting, kitchen, warddrobes, no floor covering and tiling.

    Its very important to get what is included. Cause its a nasty shock 1 month before you wanna move and you reliase you've got to paint your house.... :D

    Hi
    A builders finish is just the basic house finish like pvc windows - white deal skirting architraves - regency flush doors 6 panel - white deal or mdf stairs - concrete floors - Plastered out - hotpress and cylinder - oil boiler - rads. Builders finish leaves houses reasonably affordable as you get the basic finish.

    Items not included or PC summed would be
    1. Fitted Kitchen
    2. Tiling floor/wall kitchen
    3. Up market Stairs
    4. Standard Sanitaryware
    5. Bathroom not tiled
    6. Fireplaces
    7. Floor finishes ( Timber floor )
    There is probably more need to check out with builder on exactly what he means

    As per Heatherview, except standard sanitaryware would be included, imo.
