Renting accommodation question

    So I am renting a 1 bed apartment, we are fairly happy with it. We were very happy with it when we visited it at first. Now we notice a few things wrong, we have mailed the agent. She has got someone to fix the problems, but this guy seems to make up excuses about everything. The other day he was here and said that the door handle was meant to be like that for fire safety reasons. Complete bullcrap. I challenged him on this and now he has fixed it so it works how it is supposed to.

    The extractor fan in the bedroom doesn't work. He replaced it but it's always on. Says that "that's the way it is", after challenging him again on it it's now working. It is linked up the the light switch, he previously stated that it cannot be done because of regulations. I'm no fool.

    The pressure in the heating system was at 0, "there's a fault in the reader" he says to me. Where is the reading at now? It's at 1, where it's supposed to be.

    Last thing to be fixed, it's the sliderobe. When you push it to one side it derails. Problem is, the girlfriend has derailed it and in the process has cracked the glass on the front of it. Now I know we shouldn't be held liable for it, but they have a large deposit held from us. What exactly should we do about it. Knowing that these people give excuses for everything. Should we hide it at the end of the year in such a way that they won't see it until after? Should we tell them now and ask if it will effect our deposit? I have a feeling it is going to end bad either way :P

    Tell them about it and see what they say,if there is going to be a penalty just dont pay the last months rent!

    Hmm, not too sure if it's a good idea or not. They could evict us. You know? I don't mind paying a little towards it's repair, but I will not take full responsibility for it. If it was not broke in the first place it would not have derailed and cracked the glass, you know? I have no record of complaining of this problem. I did ring about it though.

    HI write a letter to them with the ocntents of you first post and let them know that you expect the issue to be resolved within the next 14 days.
    Otherwise use the PRTB website for advice or you can also go to the District Court Small Claims Court for non-retrun of rent deposit which is why you need written evidence that you have lodged the complaint so that is step 1. Step 2 mediate between the agency/landlord , if that does not work advise the PRTB and then lastly the District Court Small Claims Procedure.

    Some landlords may not like the involvement of the PRTB or SCC as it give rise to Revenue / compliance issues.
