    Hey,

    in the process of getting quotes for a 2100sq ft house outside Dunshaughlin/Ratoath.

    I would be very grateful if anyone could pass on names and references and experiences of contractors in the area via PM. I am not originally from the area.

    Hi there, if you want to PM me- I can recommend my builder. He started buildign on Jan 12 and is making excellent progress and we received a very very good quote from him.

    My guys are from the north both builder and timberframe company and have worked together on a few other builds. Started xmas week and have the block half way up the house with rooftiles being put on tomorrow.

    We're going for geo-thermal all the way! Seems like the best idea. It is more expensive to install and I know that I can still expect some high bills during the winter. But at least we won't be dependent on oil and it will give us plenty of hot water - we have no south facing roof slope so solar panels wouldn't be the most efficient on our house.

    Take the spend you have resigned yourself to for Geo therm

    Re direct that spend towards insulation , air tightness and HRV .

    You will need little or no heating then .

    Google SEI passive house for further reading

    Get a BER assessment done now to inform your decisions

    I think that heat pumps and wind energy are the most appropriate for the Irish climat...

    But Air tightness and insulation is also very important... I expect that you do not have any construction details and that will certainly have an impact on the quality of your building. Not only it will have a negative effect on your BER but also on the finishing... Many selfbuilt projects are making economy on the design part by not detailing at all, because they think that this part of design is just useless... HOWEVER, IT IS NOT... It contributes to a higher construction quality, and for the cost (approx. Euro 2000 for a large house with all specifications) it is realy worth doing if you are looking for quality...

    Also as the developper, you have the duty to produce construction details for compliance with the Building Regulations. It is not the builders or trades responsibilities to comply with the Building Regulations but the developper's responsibility or the responsibility of the professional appointed by the developper for this purpose...

    I am talking only about project subject to planning and building control... The client needs to make the appointment of a competent project designer and the builder shall follow the design. If the builder agrees to fulfill the role of the designer, it will be indicated on the notice of commencement of work and he will have to assume the compliance with the Building Regulations. Otherwise the compliance is the responibility of the designer...
