Planning Application Fee for Public infrastructure and Local Facilities

    Just a quick question re: the fee to paid to my local County Coucil upon commencement of building our house.
    This is in North Co.Dublin and I have heard the fee’s here are a lot dearer than other parts of the country.

    Below please see the condition from our planning application decision:
    The developer shall pay the sum of €28,312 (updated at date of commencement of development, in accordance with changes in the Tender Price Index) to the planning authority as a contribution towards expenditure that was/or that is proposed to be incurred by the planning authority in respect of public infrastructure and facilities benefiting development in the area of the Authority, as provided for in the Contribution Scheme for Fingal County made by the council. The phasing of payments and the giving of security to ensure payment shall be agreed in writing with the planning authority prior to the commencement of development.
    REASON: It is considered reasonable that the payment of a contribution be required in respect of the public infrastructure and facilities benefiting development in the area of the planning authority and that is provided, or that is intended will be provided, by or on behalf of the Local Authority.

    Someone mentioned to me recently that these fees were to be waivered or reduced soon, which seemed too good to be true to me.
    I cannot find any evidence of this being the case.
    Though I was wishfully thinking that maybe they might scale it back a bit to try and encrourage more new building/development seeing the times we are in.

    Does anyone know anything about this, or is there any chance in the future of this fee being reduced?
    Are some of our local councils who in recent years have been extremely strict (and understandably so) going to get more lenient on these fees and general planning issues due to the current climate?


    What do you guys think?

    The development contribution scheme is enshrined in the Planning and Development Acts and it is up to each Planning Authority to set its own rate. I haven't heard of any changes myself but thats not to say that there wont be.

    There are all types of rumours going around regarding the reintroduction of water rates and if this were to happen then Id imagine that the part of the contribution in relation to water would most likely be dropped.

    I paid €3260 for the council conribution in Wesmeath. In some counties it is based on sq ft but IMHO its another stealth tax another way to screw the consumer!!!

    If you want to build your're goin have to pay!!!!!!!!!!!!!!!!!
