    just wondering roughly how much it would cost to build a house of around 1000-1200sq.ft. just the basics. just a rough estimate will do

    We need a lot more information.
    Location, type of property, type of build, materials to be used etc etc.

    The cost per square foot tends to be a lot higher for a small house, than it does for a larger house- but typically can be anything between €75 to €150 per square foot.

    There are lots of websites out there with good information on costings etc. A very general indication might be here.

    If you live in Leitrim, ensure it's not near "the two Americans", and check has there been any applications to build there lately, and why, if denied, were they denied?

    There are a few other considerations - new houses next year must be more energy efficient and products such as plasterboard etc.. are all going up in price. The benefit however is that trades people are costing less than before.
    SmcC estimate is roughly right and more info will help
