adjoining garage construction - any ideas on cost?

    hi all,
    I'm looking at getting a single-car size garage built onto my semi. no idea what to expect yet as I haven't approached any builders. nothing too fancy but proper insulation all round, a rad, basic wiring, and decent front & rear doors.

    advice on flat or other roof?

    the main purpose will be storage and a bit of a hobby workshop rather than actually parking a vehicle inside.

    finally, many other houses here have garages & extensions, so no PP needed, right?

    I realise it's a bit of a 'length of a piece of string' question and will acept all (or most) of the slagging to follow!

    As you say - string length and all that jazz. Costs will depend on location and whether full contract or direct labour is involved but typically would be in the region of €60 -€100 per sq. ft.

    You are always better using a pitched roof to match the house.

    As for planing - here are the exempted development limits:
    1. No such structure shall be constructed,
    erected or placed forward of the front
    wall of a house.
    2. The total area of such structures
    constructed, erected or placed within the
    curtilage of a house shall not, taken
    together with any other such structures
    previously constructed, erected or placed
    within the said curtilage, exceed 25
    square metres.
    3. The construction, erection or
    placing within the curtilage of a house of
    any such structure shall not reduce the
    amount of private open space reserved
    exclusively for the use of the occupants
    of the house to the rear or to the side of
    the house to less than 25 square metres.
    4. The external finishes of any garage or
    other structure constructed, erected or
    placed to the side of a house, and the roof
    covering where any such structure has a
    tiled or slated roof, shall conform with
    those of the house.
    5. The height of any such structure shall
    not exceed, in the case of a building with
    a tiled or slated pitched roof, 4 metres or,
    in any other case, 3 metres.
    6. The structure shall not be used for
    human habitation or for the keeping of
    pigs, poultry, pigeons, ponies or horses,
    or for any other purpose other than a
    purpose incidental to the enjoyment of
    the house as such.

    Horses for courses really!
    I'd agree €60-100/sqft if using cavity wall construction and a pitched roof.
    Insulated walls, floor and ceiling. Worth the extra cash if entered from the main house and if it might be converted to habital room at a later date.

    Considerably cheaper to build if using a single wall of 215mm hollow blocks and cheaper again if a flat roof. Worth considering if not entered directly from the house and insulation / heat isn't n issue. If its a workshop / store etc.
