Cost of Raft Foundation?

    Hi guys,

    Just started our house there in the last week. Site was cleared and groundsworks guy was to start digging the foundation this morning. Dug 3 runs and met 5 underground springs....thinking of bottling and selling the stuff, there's so much bloody water there! :D

    Anyhow....we have to go with a raft foundation. My house is 2500 sq/ft bungalow ('U' shape) with a stepped down open plan kitchen/dining/living at one side. Any idea on roughly how much I'm looking at to get the raft done? I've heard numbers mentioned around the web ranging between 10k and 20k...any info or rough idea of the cost would be greatly appreciated!

    Extremely difficult to say as it depends on a number of factors - soil conditions, depth of concrete, number and shape of unstands (walls) etc.

    They are consider more expensive than strip foundations due to the amount of steel used and the amount of skilled labour required - Structural engineer, formwork carpenters, steel fixers.

    Between 10 to 20K (and probably closer to the 20K based on the size of you site) but you can take out the cost of doing strip foundations and rising walls. As RKQ says the cost depends on a number of things, like how many loads of fill you use, how complicated the shape, the size and ammount of steel used. You'll need to get a structural engineer to design supervise and certify the raft for you which would cost another 700 around here!!. The builders in this part of the country love rafts for no reason other than they are quick but your site sounds like it needs it.

    Thanks for replies guys...have an engineer working on it at the minute alright. I'd prefer it to be around the 10k...but 20k sounds more realistic...anyhow, thanks again!!

    i was quoted between 13-16grand for a raft which is 1700sqft ground floor and that was with a step down into the dining room :) hope that helps but depends on who your pricing with as well good luck with it.
