What questions to ask a builder

    Hey there im hoping for some good advice.

    I am looking to build a small one storey extension. And first of all i have to decide on what builder to use as I'm going to quotes from a few.
    What would be the most important questions to ask them? And what should i look out for?

    when can they start?
    when will they be finished?
    program of works
    copy of their insurances
    numbers and address for refernces so you can check them out
    breakdown of exactly what is included and excluded

    This is prolly the most important one when it is expanded to include the precise building materials being used and building standards being achieved.

    For example, what thickness of what insulation with what performance values will be used to achieve what U value for walls/floors/roof.

    Another what standard of windows and doors will be used.

    As to what to look out for, best left to PM's:)
