Appealing Planning through An Bord Pleanala?

    Refused Again, I'm bloody despair with these people.
    I intend on appealing to An Bord Pleanala asap.
    Has anyone got any advice on appeals through An Bord Pleanala?
    My eng. reckons I probably have a 1 in 4 chance.
    Is it true the appeals stage can take up to 8 months?

    I have won and lost appeals in about equal measure

    Obtain the planners report . This is usually not available online - you have to ask for a copy of it it the planning desk . That is where you gain "pointers" to assemble an appeal

    And 8 months - easy , can be longer .

    yeah, my engineer is currently compiling an appeal from both the latest planners report and the 1st refusal.
    It says on the website it takes 18 weeks, although eng. reckons you're looking at 8 months!!
    just out of curiosity, if one does receive permission, how many years grace if any do you have to begin building on the site?

    Just to agree with sinner boy you have five years to build the structure from the date of the issue of the final grant of permission.

    Just out of curosity on this, Does the structure have to be fully built within the 5 years, or a start made to the build?

    Interesting point, my last build in Kerry went over the 5 years but I had the foundation laid by just over the 5 year point. I was sent paper work by the council to sign stating that I would finish it and not leave it half built.

    Listen up people. To save us all a lot of hassle there will be no discussion on flaunting of the planning laws. And I dont want to see any arguments about this on thread. Im tempted to lock this but I will leave it for now but the next person to even hint at not completing a development within the approved time scale or encourages others to do so will be hit with a ban and the thread will be locked.
