nice double room, tv, free internet, washing machine, mod cons etc. All bills included in rent, but not house phone.
Prefere someone who is quietish, but am not a nun, so dont think you cant have friends in over a bottle of wine.
Cannot do rent receipts sorry.
If you are away at weekends, will reduce rent. All i ask is that you keep your room and bathroom clean.

Can I ask why you won't accept rent allowance? Is a mature student on rent allowance that bad a risk?

The reason I ask is that I'm a mature student on rent allowance, and will be looking for a new place in a few months (edit: this is after 2 years sharing a house with my current landlord + references). I'd just like to get an idea of the reasoning behind landlords not willing to accept HSE rent payments.

Thanks, that helps somewhat. That thread seems more concerned with general lettings. This thread, however, is specifically aimed at mature students, i.e. full-time students above the age of 23.

How is a full-time mature student a bad risk? Putting a blanket ban on rent allowance from the offset cuts off a lot of potentially great tenants. I think it's a dreadful vetting procedure that's grossly unfair. It seems to me that a lot of landlords just tag on the 'no rent receipts' without thinking it through. It could well be that lot of landlords have been burned in the past - surely that's more indicative of their interviewing techniques and skills rather than the undesirability of the entire long-term unemployed/disabled community?

Is this your first time renting out a spare room to help pay the mortgage?
Are you a registered landlord?
Will you be registering such a tenancy with the PTRB?
Do you pay tax on the rent you receive?
For me, "No rent receipts" = dodgey landlord who is stopping me from claiming tax credits I am entitled to.

Tzetze: I didn't see any mention of rent allowance in the original post?

medeam: please clarify (via PM if you prefer) or I will have to lock this thread.

I have been a mature student for the past 4 years and always fell victim to the dreaded "no rent allowance" clause. I am very quiet, I do not drink, I do not smoke, I have no dependents, I keep a place very tidy often beyond the terms of an agreement (I do stuff like clean gutters, weed etc). I have great references from previous tennencies. But I have found it difficult to move beacause of the "rent allowance not accepted" issue.

Next is the absolutely rediculous "would suit professionals" clause that a lot of these so called "landlords" put in their ads. Professionals are Doctors, Dentists, Solicitors, Accountanrs, Architects, Airline Pilots etc". I dont think these sort of people would be looking to share a house or apartment or even rent that awful dark dingy bedsit that is being let for daylight robbery.
Infact, now that I am studying a masters degree, I am probably more professional than anyone else who has been considered by said landlord - but hey I might be in receipt of rent allowance so its a big no! no! to me.

The whole thing is bloody rediculous, lacks any sort of intelligence, reasoning or consideration and is totally discriminatory.

BTW, moving to Galway right now to take up 2 years at NUIG doing Masters in information technology. That'll be fun

Dear All,
Just to clarify, please do not anyone take this personally. I for personal reasons, do not wish to issue receipts. I have had many students/friends/work experience people stay with me over many years.

I have a very nice home, i am not a criminal, but it is my free will to not want to give receipts.

Sorry everyone seems to think i am being harsh, dubious, or dodgie, but it is my home and my choice.

I can remove the add and advertise elsewhere if you wish, it is not a problem, but, with being a mature student who just finished four years at NUIG myself, i thought i would make them or a postgrad the first offer.

Again, sorry if anyone thinks i am some kind of monster, it is just a simple choice.

Thank you

My post was not directed at ytou directly, when I say "said landlord" I am refering to any particular ad on daft.ie or local papers etc so apologies if my post seemed to be attacking you, it was not meant.

That said however, I think you are being unfair to exclude people in receipt of RA for all the reasons in my previous post.

Ditto to that.

Po0k: It was the 'cannot do rent receipts' that I was replying to. I generally take this to mean that landlords won't accept tenants in receipt of rent allowance - rightly or wrongly, it's always turned out to be the case.

Sorry to stick my oar in, but this sounds very dodgy.

The fact that you are willing to rent a room but not provide receipts seems to scream "not a registered landlord/landlady".

If I've misread the situation, or just not realised something that would provide a genuine reason for the non-issue of receipts then I would like to apologise for this post. If not, well ... there really isn't that much of an issue.

Btw, you forgot to include the cost.
