drawings for old cottage ..

    I`m looking to get drawings done up for a cottage which exists over 100 years which has an extention already but I want to get new drawings done up . can anybody give me rough price what this would cost and and can you recomend anybody in the co limerick area ..

    Do you just want the existing cottage survey and survey drawings produced or do you want plans for an extension and/or renovation??

    I would like whats there surveyed and new plans draw up for a bigger extention and to renovate the cottage but also have this to the front with the new building to the back and side ..

    Where can i get plans for whats their alread i tried lcc but they only have planning permission no drawings for plans ?

    It is most unlikely that there would be plans available for a 100 year old building. None of the statutory agencies would have plans. Your only hope is to get the original deeds and see if any plans are attached.

    Why not get someone to draw up a plan of the existing structure and then a separate plan for your new proposals.

    A survey a existing plan would cost much.
    Depending on the size. a few hundred maybe.

    thanks a mill if their is no plans for extention just planning permission could i go above whats their already ? add an upstairs do i need extra permission for that >?

    The permission granted will be in relation to an exact development, ths drawings may be lost, but the wording on the planning isn't.
    Any new work will most likely require additional planning permission

    As a rule of thumb, if you have a roof pitch of 35 degrees or over and the width of the cottage is min. 8m and its length 10m or more, you wont need to lift the roof. Together with the extension you can easily fit two bedrooms and a bathroom in the loft space with one ensuite. It may take a lot of messing around in the attic but it wont change the shape of the cottage... and the planners love that.
