    Guys trying to pick my contractor from the last 2 quotes but on one of them he has put in 22k for building a gagage (226sqft) in block cavity but the timber frame company will be supplying and erecting the roof (-tiles).

    This seems crazy to me or am I just been pickie with figures at this stage:(

    God ill need a hair transplant after all this!!!

    Seems a bit steep alright. If its juct a box shaped garage with an apex roof then I would think that 15K would be plenty.

    did he have the decimal in the wrong place? :D

    22k for founds, blockwork, windows and doors and plastering for a 226 sq ft garage..... !!! :eek:

    does seem a bit steep. usual building costs are 2000 to 2500 per square meter but thats for residential and office buildings so should be less for a garage

    i got my garage built last year for €8500 25m2 , cavity walls and tiled roof, thats total cost.

    I agree it sounds expensive for a single storey garage.
    Are the timber frame company supplying and erecting the roof timbers, including the tiles?
    Have you asked them for a quote to provide frame for walls?

    I'm a builder and recently quoted to build a garage with cavity wall, flat roof accesible from walkway from patio with 2 coxdome rooflights, on awkward sloping site for 19,000. I would make a small profit on that.
