Just a quick questions for some experienced self builders about some cost percentages.
What percentage of your overall cost did you spen on the various stages of your self builds, and where would you increase or decrease this in retrospect.

The stages I think appropriate are:

    Site Clearance
    Foundations(incl rising walls)
    Blockwork
    Insulation
    Roof
    Windows/Doors
    Plastering
    Electrical (1st & 2nd fix)
    Plumbing (1st & 2nd fix)
    Carpentry (1st & 2nd fix)
    Decoration
    Furnishing (incl. Sanitary)
    UFH (if applicable)
    Geothermal (if applicable)
    HRV (if applicable)
    Oil System (if applicable)
    Gas System (if applicable)
    Solar (if applicable)
    Wind (if applicable)
    Another (if applicable)
    Council/ESB/Water/Eircom fees (if applicable)
    Extras (please state)

    Size of house:
    Complete Budget:
    BER rating:

P.S I understand that nearly no one will answer this because its so detailed but I think it might provide valuable insight into future self builds for others not so experienced. I think this because I've just recieved my mortgage figure (how much I can realistically afford to pay back) and am looking to find the most sensible way to spend it.
