Buying a house Subject to planning permission

    I'm considering buying a house with a view to extending the tiny kitchen.
    Neighbours have done same so shouldn't be a problem with precedence or objections. Although can never be 100% certain I suppose.



    Q1. Is the usual procedure to ring the Esatate agent and "purchase the property subject to the granting of planning permission"?

    Q2. Main Question.....If the offer was to be accepted ...

    would it be the Seller that would go away and do the PP application
    -or-
    would it be myself that would have to do it.

    Buyer be ware, when buying an existing house.
    It is standard to buy a Site subject to Planning permission, but I haven't come across it when buying an existing house.
    Last year your offer wouldn't even be considered but times are a changing.
    The owner of the house must apply for permission, a third party can not apply for permission to change a property they do not own.
    If the neighbours have rear extensions similar to what you would like to build, then it is likely you would get permission, after you purchase the house.
    Don't loose the house trying to purchase "subject to planning permission"!

    If your planned extension is under 40sqm and the house hasn't been extended before, planning permission may not be required.

    Full planning permission takes 3 months, so you are expecting a lot from a vendor to acquire this and hold out for that period.

    Planning permission for an extension to an existing house is a lot different to purchasing the likes of a green field site subject to planning.
