Planning experts !?

    Where does one look up planning experts ( for Dublin West if that makes a difference )

    Just got refused for the second time and don't want to go through again without some decent advice.

    ask for the local authorities planners reports for the 2 refusals

    there will be a lot of detail there . a lot more detail than that printed on the formal decisions to refuse permission that were posted to you

    a good architect will interpret these reports and based on them submit a design to comply with the authorities concern .

    either that or he will tell you to forget the whole idea - you may be looking for something you are never going to get . hopefully that is not the case

    you might try to "befriend" one of the counter staff . see if you can't find an architect with a good track record that way . Or you could trawl the LA online planning to see if you can track the man or woman down there .

    are you looking to do something that has already been done nearby ? - start by investigating the planning file for that development

    I did do this (today in fact) and I'm quoting the email I got back

    "Everything that is available to the public is scanned and made available at the following link http://planning.southdublin.ie/ "


    So there is no further information than what is in the "Manager's orders" document that is on the web..

    Also the second refusal has got new reasons for refusal, stuff that wasn't an issue 9 months ago .. I didn't know they can add new reasons!

    I confess i don't have many dealings with that LA

    I do with the 3 other Dublin authorities

    you have to call in person to get the planners report

    if you look through the actual file at the desk you should find more information there than is posted on the website - including the planners report . you may also see documents from roads , environmental health , drainage etc .

    Ok I may have to do that .. thanks

    I have been told that I cannot organise a meeting with the planner untill after the four weeks has lapsed ( in case I appeal to bord planeala ) in the same phone conversation I was told I may not get a face to face meeting with the planner if he/she feels that a phone conversation will suffice .. is this true, can I formally request a face to face meeting?

    you probably could, but if it can be discussed over the phone then its better for both parties... the planner should simply be able to explain his/her issues and then its up to you to get them resolved....

    usually the planners report isnt scanned OR available to the public within the 4 week period after notification of decision.....

    and yes, you (generally) cant meet the planner within this 4 week period as you still have the option to appeal to the bord....

    I really would like to talk to the planner directly is it possible to force this issue (nicely)?

    yes..... the planners report is basically the planners reason for coming to the decision...
    since there have been two refusals... did your agent not resolve the issues raised in the first planners report??

    please carefully read the planners reports , in the files of the 2 refusals , before you do anything else

    it will very much depend on planner too. i met one that was happy with proposal. we had a bit of chat and finalized the details. month later i've submitted PA but the guy i spoke with was gone from LA. new one didn't like it and asked to reposition building to far side of the site and change design. it also depends what do you want. it might be impossible to build. if its feasible thou go to An Bord Pleanala.
