Like many others I watch the market by watching www.daft.ie.

This is the first property I've seen in Dublin City Centre for under €200k, which is often touted as the line below which such a property will not go.

Admittedly, the ad makes it look like the worst apartment in town - no pics, no details of area, suggestion of a sofa bed which suggests it's a studio rather than a 1 bed.

I think properties like this probably have very little resale value, but as these early 90s shoeboxes begin to drop below €200k, I think it's only a matter of time before more realistic apartments do the same.

suggestion of a sofa bed which suggests it's a studio rather than a 1 bed.

Or you could read the part where it says it's a studio

I looked at an apartment in that complex with a view to renting it.... I'm glad I didn't, it was a sh*thole. Still it is good to see a 'proper' one bedroom flat fall below the 200k mark.

Wow. I was looking at these 1 beds 6 months ago and some were being marketed at €250k plus.

    Link

Looks like they have under cut the neighbors by a good 15%-20%. They must need a really quick sale
