Question about self build

    Hi there everyone, newly registered here but have been reading for a while and you all seem really helpful with advice.

    Anyway, I've recently been given a site and being in a low enough paid job and being single I was hoping to do a self build on it for 130k all direct labour. The house i've drawn up is roughly (haven't been to architect yet) 1450sf, is a dormer, is pretty much in shape a square with the most of the downstairs open plan apart from a hallway with three rooms off the back. Basically it's a very simple design!!

    What I would really like to know is if ye think i'm completely fooling myself that i'll get finished for this amount which includes, knocking down a building before I start. Also, my dad is a carpenter, I have very good friends who are block layers, electricians and plasterers who have already said they will help me out.

    Any feedback would be much appreciated.....sorry for the ramble :D

    Hi Smashey, thanks for the welcome!! Yeah, i've read through the whole thread and has given me a good indication of what things cost. I'm just very anxious about the whole thing with all the horror stories you hear of self builds costing waaayyyy more than initially intended!
