building advice needed

    I'm in the early stages of obtaining planning in co. kildare but am now considering various ways of consrtucting the house.

    its 2700sqft L shaped dormer....nothing odd in the design, no underfloor heating but plenty of insulation intended. most materials i hope will be relatively budget ones however e.g. slates, doors, kitchen, windows etc.

    Thinking primarily of cost....i dont know whether to build:

    1) timber frame or block
    2) contractor or direct labour

    i fully understand all figures would be ball park, but if anyone could enlighten me what would be the best (or worst) case scenario prices to completion...it would be much appreciated.

    p.s. could anyone recommend a kildare/carlow contractor to which i could get prices from or anyone in the area whom i could meet for advice would be appreciated.
