40sqm extension

    I am thinking of adding on an extension at the back of my house. The house is a small terraced house with neighbours on both sides and the extension will take up half the back garden and go the full width of the house. My question is can my neighbours object even if it is within the guidelines for an exempted structure?

    they can "object" by trying to involve the local authority .

    be very sure you comply with ALL conditions for exempt development - for example in your case - extension above ground floor storey level - max 12m2

    any extension above ground level must 2m from any boundary

    Don't you also have to leave 25sqm of open space?

    Thanks for this. It will be a single storey extension. I am sure my neighbours will not be happy, potentially I could block the light in their garden. I don't want to alienate my neighbours as they have been amazing to me over the last couple of years when things got really bad. At the same time, we have no choice but to extend as we have four kids in a three bed one bath house and are really cramped. Moving is not an option.

    There is a block built shed/workshop at the back of the garden but there should just about be 25sqm of garden left after the extension. However I will knock it down if I have to.

    This leaflet will tell you all you need to know to ensure the extension is exempt.

    As with all cases of this nature its recommended that you talk with and explain your proposals to the neigbours before bringing a JCB and readymix lorrry into the back garden.

    It is best to let them know what you are doing, but some neighbours can't be right arseholes in this matter, and they have to be reasonable.

    The end of the matter is that if it is exempt, you don't have to tell them anything, you are doing them a favour. As for blocking their light, thats not really an issue, as with single story its not going to block much, and also they have no right (as there is no such thing as a) to light in planning law.
