yearly lease

    does a yearly lease say it starts on 1st april 08 does it end on the the 1st april 09 or is it calculated some other way?

    That would be 1st of April to the 31st of March.....
    If you're not sure- ask, different people measure dates in different ways (i.e. some use calendar years, others use 12*4 week blocks etc. It will be specified quite clearly on the lease when it commences and when it terminates.
