Exempt Development and Architectural Conservation Areas

    this may well be of interest to only the professionals here , a little "heads up"

    The DLRCC development plan states that exempt development "shall be exempted development only if the works do not affect the character of the exterior of the structure or that of neighbouring structures"

    ( Key word is Architectural Conservation Areas as opposed to Conservations Areas)

    this is a separate consideration to protected structures - essentially , no exempted development is permitted to them .

    Have those in other counties spotted such restrictions ?

    Not exactly sure what your point is but may help to know that limitations on exempt development for both ACA's and Protected Structures are dealt with in the Planning and Development Act and Regulations, what is set out as policy in this regard in several County/Town Developement Plans is more advice as opposed to actual limitiations on exemptions in local policy the basis for which would be less clear.

    Exempted development ( typically extension to rear and/or conversion to side )
    can give rise to a different architectural treatment for the new works . in many cases dark interior spaces can be transformed by the addition of extensions with large areas of glazing , compared to the original structure . Externally a run of the mill "mass produced" rear elevation can be enhanced by stylish well designed rear elevation elements.


    DLRCC have added a rider to exempt development in architectural conservation areas . The opportunities to enhance the existing spaces and external appearance will be limited - by the style of the existing structure

    again folks - anyone seen a similar direction given in other development plans ?
