Impact of Refusal?

    My wife's brother had been advised to withdraw his PP application rather than have it refused by the Co. tomorrow.

    It's for a dwelling on part of a larger site within a town boundary, the Co. would prefer if the house were closer to existing houses rtather than in the middle of the site. As the original application did not refer to the entire site being owned by the applicant the Co. cannot request the house be moved, their only option is to refuse PP and to have my brother in law re apply with the new location.

    My question is, are they better to withdraw the application or to get a refusal and find out for definite the reasons for that refusal?

    I would say withdraw and re-apply, I'm surprised the coco didn't request maps of all the lands in ownership of the site owner during the planning process.

    Withdraw it. It isn't helpful to have a "negative" record on the site due to a refusal.

    I too would be advising the same and recommending the withdrawal of the application.

    I had the same issue myself 12 months ago and was "advised" to withdraw it. Funnily enough it was for the same reason as the OP. I did speak to a few people including local councillors and they did suggest at the time that withdrawing was the right option.In the end I left it a day too late and didn't withdraw it so it was refused. I proceeded to arrange a meeting with the area planner and went through the reasons why it was refused - they wanted an overall development plan for the area I was building on as it was part of a larger site owned by me and a few other issues. I basically went away and sorted all the issues they had with the original plan and reapplied - thankfully I got the planning a couple of weeks ago and the refusal didn't seem to have a negative impact.

    You have already been told what reason would be given for a refusal.
    plus they may include a few other arbitrary reasons that could mess up other applications on site.

    Nah, dont withdraw it, might as well see what they have to say. Wont make much difference, dont mind what those eejits are sayin sure!

    Silence Smashey.

    Should always find the reasons as to why your proposal has been rejected. One rejected application is not the end of the world, and discovering the reasons will work out more beneficial in the long run.

    The planners will tell you the reasons on the phone.
